Market value is the most probable price a property might be expected to realize if it sold on the open market (by a willing seller to a willing buyer). Assessors do not create your property value. The marketplace determines the value of your property, and that value is the basis for property assessment.
In determining property assessments, assessors use sales records of similar properties to determine values. An excellent way for property owners to look at property values in Wetaskiwin is to review the real estate section of the newspaper and speak with local real estate agents.
It is agreed throughout North America that the market value assessment is the most fair and equitable way to assess a property's value. It ensures that homes with similar market values within the same neighbourhood and within the same city will pay similar property taxes.
Alberta was one of the last jurisdictions in North America to switch to market value assessment. The old assessment methods worked on an eight-year cycle and sometimes led to dramatic swings in property values. Market value assessment uses annual reassessments to minimize fluctuations.
Provincial legislation requires all municipalities to annually prepare a new assessment or evaluation for all properties located in each municipality at market value. Assessments are completed by July 1, prior to taxation.
Mass appraisal is the process of preparing assessments for a group of properties using standard methods, common data and allowing for statistical testing.
Currently, the number of cannabis retailers allowed within City limits is three (3). While cannabis retail stores are privately run, they sell provincially licensed products and must follow provincial guidelines for staff training and security. The City of Wetaskiwin is still reviewing the development permits for the three Wetaskiwin-based cannabis retail applications. Those wishing to purchase recreational cannabis in the interim can do so online through albertacannabis.org.
Wetaskiwin City Council has prohibited the public consumption of cannabis within the City of Wetaskiwin, which means you are only allowed to consume cannabis on your private property. Renters, condo-dwellers, and those who live in multi-family dwellings may be restricted from growing and smoking cannabis based on rules established in rental agreements and condominium bylaws. Any decisions related to restricting smoking and vaping of cannabis must be approved by City Council. Smoking and vaping will not be permitted in the following places throughout Alberta:- Vehicles- Cannabis retail stores- Anywhere smoking or vaping tobacco is already restricted (such as in public parks or in front of doorways)

Medical cannabis is used by individuals with a prescription who purchase cannabis from licensed medical cannabis producers. Health Canada regulates and enforces the Access to Cannabis for Medical Purposes Regulations. The City of Wetaskiwin regulates the location of medical cannabis production facilities within its Land Use Bylaw. While medical cannabis is federally regulated, local users of medical cannabis must conform to the City of Wetaskiwin's bylaws pertaining to cannabis use (prohibited public consumption).
The federal government is responsible for regulating the growing of cannabis at home. Adults who are 18 or older can grow up to four cannabis plants, per residence (household) for personal use. Renters, or people living in condos or multi-family dwellings, may be restricted from growing cannabis in their homes based on rules in rental agreements or condominium bylaws.

The Manluk Centre’s Spring Break day camps have been cancelled, due to the City’s closure of public facilities. Registrants will be contacted by City staff as soon as possible in regards to issuing an account credit.
All programming at the Manluk Centre has been cancelled/suspended until further notice. City staff will contact registrants as soon as possible in regards to applying an account credit. Keep an eye out for an email. If you have not received one yet, please call 780-361-4444.
All monthly and annual memberships have been suspended as of March 13, 2020. Once the facility has reopened to public, memberships will be extended to cover the days it was closed.
If you had an event booked at the Manluk Centre after March 13, 2020, you can receive a refund.
As for how long the Manluk Centre will be closed, the City is continuing to monitor the situation and will re-evaluate any decisions on an ongoing basis, with direction from Alberta Health Services.
In order to help protect the public’s health during the #Covid19 pandemic, the City of Wetaskiwin has cancelled all Drill Hall bookings for the next six months. This is in line with the province’s public health advisories and recommendations surrounding mass gatherings. Those who had booked events at the Drill Hall over this time period will be contacted by City staff with additional details. Senior citizens who are local homeowners can apply to the government for tax relief as long as they have a minimum of 25% equity in their home. As you would expect improved road, sidewalk and curb and gutter in front of your home may make your property more valuable, but no, the assessed value of your property will not increase as a direct result of the local improvement.
Property owners in your area will be asked to contribute a percentage of the cost of roads and sidewalks only. The utility work is funded through the City of Wetaskiwin utility reserve.
The local improvement charge is only charged to properties that are deemed to benefit from the proposed reconstruction. Notices are only sent to the residents where a local improvement is being considered. There is a specific order of events which either the City or Residents initiate a local improvement. The Infrastructure Surcharge Reserve (received through property taxes) is limited to use for maintenance of existing road infrastructure (overlays), sidewalk infrastructure (spot repairs or connectors), trail and park systems (trail overlays or extensions and existing park routine rehabilitation) and building envelope projects. Policy #1807: Infrastructure Surcharge, does not differentiate between use for city wide projects vs site specific locations.

Yes. The monthly utility payment program will renew automatically each year unless you call the utility department to cancel your subscription at 780.361.4453.
Yes. You will still receive a paper invoice every 2nd month so that you can keep track of your utility account. We are still looking into paperless e-billing, and will let you know when we have more information about that service.
It will vary from person to person. The amount of your monthly payment will be calculated by averaging the previous 12 months of your utility usage.
No. Your payment amount will be the same each month and will be withdrawn automatically from your bank account on the same day each month.
Your payment amount will be based on an average of your previous 12 months of usage. Some months when you are not using as much water, you may have a small credit in your account. This credit will be carried forward and will help to offset any higher water usage during months when your consumption is higher.
You will be responsible for paying any invoice amount over and above what your monthly payments cover. If there is still an amount owing on your account after your monthly payments have been applied, that unpaid balance will be subject to a 3% penalty if no payment is forthcoming.
Any adjustments to your monthly payment amount will be made once per calendar year. You will receive correspondence notifying you of any changes at this time.
Any matters affecting life safety requires permits. Generally speaking, whenever building, adding on to, renovating or relocating a structure, you will require one of all of the following permits: Building, Electrical, Gas, Plumbing or Private Sewage.

Yes. A development permit deals with Municipal By-law requirements such as zoning, and any restrictions on what type of building you may be able to construct. Development permits are strictly issued by the Municipality.
A building permit ensures construction projects comply with the requirements of the Alberta Building Code. Receiving inspections during construction are also part of the building permit process. Building permits are issued by Superior Safety Codes and, in some instances, the Municipality.
Electrical, gas, plumbing and private sewage permits may also be required depending on the nature of the project. Please consult one of Superior Safety Codes’ offices.
If you are hiring certified contractors to do the work, they should be obtaining the required permits.
If you are doing the work yourself, you can obtain the permits provided you are the owner and you live or will be living at the premises (some restrictions may apply).
Services include, but are not limited to, a plans examination report, technical advice, site inspections and reports and a final status report (Permit Services Report).
Permits are typically valid for one year, provided work is commenced within 90 days of permit issuance and the project is not suspended for more than 120 days and time extensions may be granted upon written request.

No. While the wastewater consumption charge was originally supposed to be applied as of January 2018, it was not applied to customer invoices until October 1, 2018. The City of Wetaskiwin is not retroactively charging ratepayers for the months the charge was not levied.
The current fee structure allows ratepayers to control the amount they are billed by moderating their water consumption. This means that the less water you use, the less you will have to pay.
